Missouri Agency Laws (Agency overview, dual agency alternatives and new transactional brokerage), MREC Disclosure Form (Concept of disclosure and making the disclosure), Working with Sellers (Pricing the property to sell, seller's closing cost and net sheet and writing the listing contract), Working with Buyers (Qualifying financially, identifying sources of income, use of qualifying work sheets, estimating buyer's closing cost and writing a buyer's agency contract), Problems of Showing Property (Fair housing / ADA violations, questions and responses, misrepresentation, disclosures and strategies to overcome problems). Understanding the Sale Contract (Bilateral agreement, using contingencies, conditions and presenting an Offer), and Closing the Transaction (Buyer and seller closing statements, preparing for closing, working with other agents and using the transaction check off list).
